Walkthrough and Condition Report
You are at the final step before getting keys. The walkthrough is an important part of the move-in process.
What the walkthrough actually is
This is when we go through the unit together and document the exact condition of everything before you move in.
Think of it as a snapshot of the apartment on day one.
We are not fixing things during this time. We are recording what already exists.
What you will be looking for
You should check everything, not just major items:
- Walls: marks, scuffs, nail holes
- Floors: scratches, stains, uneven areas
- Windows and doors: do they open, close, lock properly
- Kitchen: appliance condition, cabinet damage, leaks under sink
- Bathroom: water pressure, grout, any signs of leaks
- Lights and outlets: working or not
Even small things matter. If it is not written down, it may be treated as damage later.
What the checklist/document looks like
It is usually a room-by-room list with space for notes like:
- “Living room wall has 2 scuff marks near window”
- “Bedroom door sticks when closing”
- “Sink drains slowly”
There may also be:
- Checkboxes (good / fair / damaged)
- Written notes
- Sometimes photos
You will either sign it at the walkthrough or submit your notes within a short window after move-in.
Why this matters for move-out
Yes, this is directly tied to your move-out.
At the end of your lease, we compare:
- Condition at move-in (this document) vs
- Condition at move-out
Your security deposit is based on that comparison
If damage is not listed at move-in, it can be assumed it happened during your tenancy.
What we expect from you during this process
- Be detailed, not rushed
- Take your own photos for your records
- Call out anything that looks worn, damaged, or not working
- Submit all notes on time (usually within 48 hours if not done on the spot)
Simple way to think about it
- This is your chance to protect yourself
- It is not about being picky, it is about being accurate
- Once this is done, it becomes the official starting condition of the unit
