Being handy can help, but there is a clear line between what you can do and what must go through us.

What you CAN do (no approval needed)

These are small, temporary, and do not change the property:

  • Change light bulbs
  • Replace batteries in smoke or CO detectors
  • Basic cleaning and upkeep
  • Tighten a loose screw on something like a cabinet handle
  • Use removable items like command hooks or temporary organizers

If it can be undone easily and does not affect how something works, it is usually fine.

What is considered a REPAIR

(must go through us)

A repair means something is broken, leaking, not working, or unsafe.

Examples:

  • Plumbing issues (dripping pipes, clogged drains, low pressure)
  • Electrical issues (outlets not working, flickering lights beyond a bulb)
  • Appliances not working properly
  • Heating or cooling problems
  • Water intrusion, stains, or mold concerns

For these:

  • You must report it to us right away
  • You should not attempt to fix it yourself

Even if you know how, we need to control repairs to avoid bigger problems.

What is considered a CHANGE

(requires written approval)

A change is anything that alters the property, even if it improves it.

Examples:

  • Painting walls
  • Replacing fixtures (faucets, lights, showerheads beyond basic swap)
  • Installing shelves, TV mounts, or anything that puts holes in walls
  • Changing locks or hardware
  • Landscaping or modifying shared yard areas

These always need written approval first.

The simple rule to follow

  • If it is broken → tell us
  • If you want to change how it looks or works → ask us first
  • If it is small and temporary → you can handle it

Why this matters

The lease requires that no repairs or alterations are done without approval, and you are responsible for any damage caused by unauthorized work

We are not limiting you to be difficult. We are protecting:

  • the property systems
  • safety and code compliance
  • your liability as a tenant
